“People tell us this all the time, but to me, that means it’s small,” says Alexandra Martinez, who lives with her partner, Brian Leverton, in the limited comfort of a… er… little cottage of 1,200 square feet in Centerport. . The distinction is important for the couple. Sure, it’s physically limited, but casually tucking it into that category trivializes their choice.

Forget about comfort. It is the house.

“We love this place,” says Martinez. “We never want to give it up.”

This is not an unusual attitude for those who live in bungalows, cottages, and an assortment of undersized homes that can be found in various communities scattered around Long Island.

“It’s perfect for this time of our lives,” says Shane Hassin, who lives with his wife, Megan Long, in a 1,176 square foot bungalow in a unique section of Long Beach. “We see people our age who have big houses and expensive cars and try to keep up with the Joneses. We don’t have to face that. Here it’s all about enjoying what you have.”

While difficult to document, empirical evidence suggests Long Island has more than its share of homes like these. This is based on the fact that in the days of the horses and buggy it was a hot-weather getaway from New York City, spawning many summer cabins typically built near the water. . The bay houses built by fishermen, baymen and duck hunters have been around for a century. Other additions came when religious movements in the 1800s and early 1900s drew thousands of people to Long Island for summer gatherings, leaving behind a residue of goblin-like homes in places like Sea Cliff and North Merrick.

Many are unrecognizable now, having been expanded with extensions or additions to the second floor, but settlements of this size can still be found.

“Much more practical”

Tiny homes measure about 1,200 square feet, according to Lloyd Kahn, author of “Small Homes: The Right Size.” He also wrote a very popular book on tiny houses, which are between 200 and 300 square feet in size, but consider the small size of the house “much more practical.” The average home today is about 2,500 square feet, or about 62% larger than in 1973, Kahn says.

Are more and more people looking to buy small homes today?

“If they have common sense, they are,” he says, adding that these residences are better for the environment, easier to clean and generally have lower utility bills.

Leverton and Martinez first spotted their residence four years ago when they spotted an open house while driving around Centerport. As they entered, they passed a couple leaving.

“Too small for us,” they said. “Good luck.”

But for Leverton, a 36-year-old utility worker, and Martinez, 33, a school librarian and volunteer historian, it was love at first sight. “It was just the right time for us,” Martinez said. “And everything went well.” They paid $ 390,000 for their house.

At first glance, it’s easy to see why the first couple had reservations.

The facade of the 94-year-old house is so small it’s half-obscured by Leverton’s black DodgeRam pickup truck parked in the front yard driveway.

Making the most of their living space has been a project.

They installed IKEA-designed cabinets in the kitchen to expand the storage space and took out the dishwasher (Martinez says her family didn’t have one growing up, so she didn’t see the need) to save counter space. His companion added storage benches in the aft dining room and also integrated into the dining table. Just inside the living room door is a coat rack for him and her, a necessity as there are only two closets. Their bedroom wall can be touched on either side of the bed, which also contains storage drawers.

The end result is not small, it is livable.

Peanut the cat is lounging on the screened porch, which features framed stained glass and dotted with slogan-laden cushions. Occasionally, the couple have a drink there at the end of the day and play Bing Crosby or Ella Fitzgerald records on the Victrola Leverton they bought after they moved in. Overall, the interior is surprisingly livable. The effect is like stepping into a Harry Potter tent where the inside looks twice the size of the outside.

“This is misleading,” said Leverton.

The two plan to get married soon. Martinez points out a line from a poem on the wall that sums up their philosophy.

“Love grows best in small houses …” he said. “We think it’s a special place,” she says.

A tight community

This sentiment is shared by Shane Hassin, 30, and Megan Long, 32, a lawyer couple who occupy a cream-colored bungalow in the barrier town of Long Beach. The two live in a historic district known as “Walks,” a quirky neighborhood of modest residences with postage stamp courtyards each separated by a narrow walkway. Each of the arm-length “streets” in the 10-block area is named after the months of the year and is within walking distance of the ocean.

Prefabricated housing, built to accommodate military personnel in the early 1900s, initially cost $ 2,500 and was intended for summer use only. But tenants have started to stay all year. Many added second floors and / or attics, and by the 1970s it was a permanent establishment. Walking around the neighborhood today, one cannot deny its gracious atmosphere. Passers-by call to each other and stop to chat. Backyards filled with plastic treehouses, swings, and kiddie pools are common, and children’s cries echo throughout the area.

The Long Beach Historical and Preservation Society presents a plaque to the hundred-year-old houses. “We get our plate in three years,” says Hassin.

He and Long bought their home in 2019 for $ 420,000 after living in a Long Beach apartment for five years, which makes their new neighborhoods feel big in comparison, he says. Long says the area’s compact nature creates a sense of closeness, which is why their rescue dog, Alpaca, knows he can sit on the front porch, hiding treats from passing neighbors.

“Everyone knows everyone,” says Long. “We still give each other tomatoes from our gardens. It’s old school.”

Holiday mood

The entrance to the house is a closed porch with a reading corner and a stationary bike. The combined living and dining area is dominated by a stone fireplace. The three bedrooms and an attic give an illusion of expanded space, while the back yard is adorned with lights and a table for a vacation vibe.

After all, the beach is their backyard.

This fact is reflected by a surfboard mounted on the dining room wall, indicating one of Hassin’s passions. Another plank is attached to the pantry ceiling, three are outside in a home-built wooden enclosure, and four are stored in his wife’s walk-in closet and office.

“I think we have nine or ten in the house somewhere,” he said, “but who matters?”

Of course, living in a bungalow has its limits. The house faces a promenade with no cars or parking lots, so the couple have to find parking nearby, which Hassin says can be a “nightmare”. Many residents transport their shopping in wagons or have them delivered.

Still, Long grew up in a larger house in Huntington and remembers his father taking two hours to mow the lawn. Here they do it in 20 minutes using a weedkiller. Long likes that the limited space makes purging clothes and personal items an occasional necessity.

“The more space you have, the more you fill it with crap,” she says. “It forces you to work with what you have.”

The two are worried about the onset of another super storm like Sandy, which destroyed the town boardwalk and flooded homes in 2012, including theirs, causing $ 80,000 in flood damage for the former owner, says Hassin. If it did, they would probably rebuild, they say. Another concern is what happens if they start a family. But, Hassin points out, a couple across the road from their house raised nine children within the confines of their Bantam dwelling.

“If they could accommodate nine children in this house,” he said, “we can accommodate a couple in this one”.

SMALL HOUSES ON THE MARKET

I love living in Ocean City and I hope those born and raised in this county have felt as blessed as I am being part of the Cape May County family.

Those who have settled here by choice surely realize that the hands of God have blessed us to be able to share the joys of living in this wonderful region.

The advantage, or perhaps the disadvantage, depending on the point of view, is that most live near the Atlantic Ocean and Delaware Bay attracting visitors. My husband and I have friends who have never visited us on the West Coast but are happy to see us now. I’m sure those born and raised here probably entertain the extended family as much as the rest of us.

The county’s beaches are beautiful and the ocean is clean. This, on its own, attracts thousands of tourists but is well known to all who live here – once friends and family (and even the occasional acquaintance) find out that there is a bed and breakfast available at walking distance or a short drive to the water, they consider it a real free vacation.

My husband and I bought a tiny house when we moved to Ocean City in the 1980s which is now our permanent home. Our house has a bedroom of limited proportions and an even smaller room which we use as a home office / reading room. We didn’t have a separate bedroom, so all the guests stayed in the small room and we all shared a bathroom.

We both come from large families and of course everyone wanted to visit us (or was it maybe the beach?) Every year. We were both working full time, and early on, our sleep-deprived bodies realized that we quickly needed a separate bedroom and bathroom. We only had two spaces that could work, a lean-to built at the back of the house and a room that came with our independent garage.

When we first visited our house, the garage appeared as a double garage, but only with a garage door and a picture window where the other garage door should be. The door to the garage to the next room was locked, as was the outer door to that space, so we weren’t sure what we were getting, but still bought the house.

It was a tight market, we wanted to live in Ocean City in particular, and my husband is good with home repairs, so we gave it a shot. When we finally signed on the dotted line, we found out what was in that space.

While the garage floor was slightly cracked cement, the cement floor in the other room fell into a gap that must have been created by the sand and dirt that had been washed away below. On the plus side, the room came with a half bath of cold water.

We later learned from an elderly neighbor that a contractor had built our house and was living there with his family. He used the garage room as an office.

After our first sleepless summer with too many people in our house coming and going at all times, my husband got to work creating a spare bedroom. He built a nice wooden floor suspended over the cracked cement, and we painted everything freshly. We’ve furnished the new guest bedroom with great finds from end-of-season trash days and garage sale bargains.

We ended up with a guest bedroom with its own powder room and an outdoor shower.

For many years, family and friends came and went every week from June to September. We kept a calendar and guests had to register early to have “their” week. They also had to be taken out on Saturday morning as I was washing the sheets and towels and preparing food for the next group.

Looking back, I know this was something we could only do with God’s provision because everyone was running out of money at this point in life. No one complained, however, and we made it work.

We ate a lot of hot dogs, burgers, salads, and fresh fruit. We’ve played endless dominoes games, and we still do because the garage spare bedroom is still working to this day.

The garage room received a nice makeover after Super Storm Sandy, as we eventually had to fill in the dirt and pour new cement, new flooring over the cement, and new walls under the line. ‘flood. For the first time, we purchased a brand new bed and chaise longue too. Of course, I sterilized and kept some of the washable furniture – what would the place be without a bit of nostalgia?

Honestly, I don’t know how we did it. I cannot thank the Lord enough for the strength and persistence of working full time and coming home to a house full of people waiting to be fed.

Fortunately, we now have friends and relatives for about four weeks during the summer, with enough time in between to enjoy a special time in Ocean City ourselves.

For those who are still welcoming family and friends every summer, I wish good times and good memories. I pray that God will watch over everyone as we share this wonderful life we have in Cape May County with those who can only enjoy it for about a week every year. I especially enjoy this time of year as we wrap up summer, take a deep breath, get out and enjoy all that our region has to offer while the weather still retains the scent of summer.

The work of God is visible everywhere, from the multiple colors of the sunrise to the ocean, the greenery and the flowers throughout the day until the sun loses its last colored ray at sunset. We are indeed blessed.

If we ever get the blues, come out, smell the salt air and walk around to see our Creator’s great gift for us.

While recording Donda, Kanye West paid $ 1 million a day to live in the belly of Mercedes Benz Stadium, in a stuffy room that looked like a prison cell. Three evenings of stadium viewing – two at Mercedes-Benz Stadium, one at Soldier Field – drew millions of viewers into his process. If you’ve logged into livestreams, you’ve heard scratch vocals, you’ve heard verses added and removed, mixes refined, tracks moved in sequencing – Did he really replace Kid Cudi with Globglogabgalab? You’ve seen Kanye West ride like an angel, burst into flames, do push-ups, dance in a spiked costume. You’ve seen Dababy and Marilyn Manson, fresh out of homophobic comments and abuse allegations, respectively, emerge from a recreation of Kanye’s childhood home. You’ve never seen Kanye’s face. And then, maybe, you gave her new album a spin. Entrance fee for listening to the record: nearly two hours of your time.

Donda is Kanye West’s tribute to his late mother, Dr Donda West, an academic who dominated her life not only as a tutor but also as a music advisor (Kanye described her as his “mom”), and which appears for a single interlude here. (She featured on several other tracks in an earlier release of the album.) But this album is mostly about Kanye – his ongoing account with his faith, his relationship to the music world, the end of his marriage to Kim Kardashian. . Most of the songs that support these ideas sound cobbled together over the past few weeks.

The problem with his recent music is that in recent times Kanye’s process has thwarted his bigger ideas. He seems to be writing songs around changing album release dates instead of fully realized artistic visions. He scrapped entire albums, then produced new ones in a matter of weeks. He works in big blasts of creativity, calls Rick Rubin at the eleventh hour, has fans worried he won’t let Mike Dean sleep. Which sets Donda Aside from Kanye’s recent outings (over 35 minutes longer than the last three combined), it’s that he seems destined for radio. However, unlike the Kanye of ten years ago, Donda-era Kanye follows the radio rules instead of writing them himself. The strongest piece of this convoluted musical puzzle is the organ, which goes from its small role to Jesus is king as a powerful complement to Kanye’s voice. On the glorious gospel track “24”, Kanye sings confidently and endearingly, conversing with organ thrusts with the soul of a seasoned singer. Within days, he decided he needed a home there, a getaway far from his primary residence in Manhattan. He contacted a real estate agent and, before his return to New York, found a house he wanted to buy: a modernist box partially constructed of adobe bricks designed by the architectural firm. A few months later, after closing the 1,500-square-foot one-bedroom home for $ 279,000, Mr. Mowers worked with architects to finish it. At first, the space seemed perfect. It was a loft-like open plan house with a concrete floor and plenty of space to display artwork, with little storage – ideal for someone who only used it a few weeks a year .

But over time, and Mr. Mowers divorced and then met his new wife, Lindy Thorsen, in Marfa, he came to the conclusion that a vacation home there was not enough. “Ultimately, I wanted to be here full time,” he said.

Mr. Mowers and Mrs. Thorsen, 69, owner Ranch dressing, a Marfa store that sells vintage Navajo rugs and sterling silver jewelry, got married in 2016. For a few years, they commuted between Marfa and Chattanooga, Tenn., for Mr. Mowers’ work. But as they were planning to move to Marfa together, the couple encountered a few issues with the adobe house that needed to be addressed.

The exterior walls were finished with mud and straw that protected the bricks, but the plaster came off during storms and had to be constantly reapplied. “The mud would just fly away in the rain,” Ms Thorsen said, adding that sometimes after a storm, “you couldn’t even open the door because there was so much mud on the ground.”

“We’ve been through several years of just resurfacing the exterior of the house,” Mowers said.

They finally covered the house with a more durable lime plaster. Then that was the next glaring problem.

“We just didn’t have enough space,” Mowers said. There was also no bedroom door to close when he had to dial an early conference call and Ms. Thorsen was still asleep.

In 2017, looking to grow, the couple got engaged Dust, an architectural firm based in Tucson, Arizona. But they didn’t want an addition; instead, the owners and architects agreed to leave the original house alone and build a new structure accessible by an outside path.

“The house that was there – a sort of long bar with an interior courtyard – is really a deep room, so we didn’t want to dwell on it,” said Jesús Edmundo Robles Jr., founding director of Dust. “The natural response was a bow to that.”

By placing a new 1,200 square foot building approximately 36 feet from the house, Mr. Robles and his partner, Cade Hayes, sought to reflect some of the aesthetic cues of the existing structure while adding spaces that would improve livability. of the compound set.

Ultimately, they came up with a self-contained master suite made of compressed earth and cement blocks that are similar to adobe but can withstand the elements without a coating of mud or plaster. Inside, the space is divided into a bedroom, a generous bathroom, and a living room that includes a long, one-window desk as an inspirational place to work from home.

The new building opens onto two patios through sliding glass doors: one off the living room, with views of the Davis Mountains; the other next to the bedroom, near a vegetable patch.

“It’s that big volume with a lot of glass,” Mr. Mowers said. “You frame the sky and the landscape. “

The couple had spent years persuading Chihuahuan desert grasses, agave, yucca, and cacti to grow on their four-acre property, so they gave their builder, Eric Martinez, a tightly controlled area in which to grow. work. “We only had a 10-foot perimeter that could be disturbed” around the new building, Mr. Mowers said. “Because once you degrade the natural desert here, it just takes a long, long time for the natural herbs to come back and thrive.”

Inside, they’ve kept the material palette to a minimum – exposed block walls, concrete floors, doors and built-in white oak – and added a selection of mid-century modern furniture and art, as well. as vintage Navajo rugs from Ms. Thorsen’s collections.

After more than two years of construction, the project was completed in July 2020 at a cost of approximately $ 595,000. Now the couple are enjoying having two separate spaces to inhabit, as well as the outdoor transition between them.

“Lindy and I, if we want to go to work in privacy, it’s so different than a separate room in the same building,” Mowers said.

Each space not only offers a place to focus on different activities, but also a different ambience. And walking between them is far from awkward, he adds: It’s a moment to be savored.

“We’ll see the moon and the stars at night, and that really connects you,” he said. “You are one with the landscape.”
